Garage Ventilation Control System Delivers 97.2% Energy Savings at Silicon Valley Commercial Property

MENLO PARK, Calif., Nov. 7, 2018 /PRNewswire-PRWeb/ -- Nagle Energy Solutions (NES) announced today its patent-pending garage ventilation control system is delivering a 97.2% reduction in the energy consumed by the mechanical ventilation system at Main Street Cupertino Lofts garage in Cupertino, CA. The NES system shaves more than 324,000 kilowatt-hours (kWh) a year from the property's baseline of energy consumption, providing a recurring, operational-cost savings exceeding $66,000 a year, not accounting for future utility rate increases.

Real-time data logging - a built-in feature of the NES digital demand-control ventilation (DCV) system - shows that in the eight-plus months since NES commissioned its system, the energy consumed by the Main Street Lofts two, large garage exhaust-fan motors is being limited to just 2.8% of their full-load capacity. That correlates to just 9,000 kWh consumed annually - a 97.2% reduction from the 333,000-plus kWh/year the same mechanical system would otherwise consume with no means of fan-motor control in place.

As a result, the cost to ventilate the Lofts garage is now just $1,900 per year (or $150 per month), down from more than $68,300/year ($5,700/month) property management otherwise would pay based on a utility rate of $0.205/kWh.

Developed by Sand Hill Property Company, Main Street Cupertino Lofts is part of a newly created, mixed-use neighborhood in the heart of Silicon Valley known as Main Street Cupertino. NES installed its garage ventilation controls technology in the development's primary garage in the summer of 2015. Three years later, that system continues to deliver a recurring 97% energy savings.

Construction of the Lofts residence building took place during the second phase of the Main Street development's buildout. The property includes a two-level, below-grade, 92,000 square foot garage, which is ventilated by a 40 horsepower (HP) and a 7.5-HP exhaust-fan motor unit, respectively. Per the California Energy code (Title 24), the fan motors must run on a 24/7 basis.
