Merritt Properties To Break Ground On 860,000-Square-Foot Bulk Building

Merritt Properties, a full-service commercial real estate development company with 16 million square feet of space between Maryland and Northern Virginia, has announced plans for the development of 98 acres in the Harford County industrial submarket, which has experienced record low vacancies of under 2% since 2017.

Construction of Tower Logistics Center, a single 860,000-square-foot bulk building at 1225 South Philadelphia Road in Perryman, Md. near the corner of Pulaski Highway and Old Philadelphia Road, will commence in the fourth quarter of 2019.

Located less than 30 miles from the Port of Baltimore, the site sits along the I-95 corridor and provides superior distribution access to major East Coast markets.

This cross-docked warehouse will be built out of concrete tilt-up panels and feature 40-foot clear heights with 60-foot speed bays, over 150 dock bays and 200 trailer parking spaces. Truck courts will span 130 feet and the building will include four drive-in doors.

Construction will be managed by Merritt Construction Services, the construction division of Merritt Companies. Leveraging Merritt Construction Services’ site development expertise, Merritt was able to capitalize on the rare opportunity to secure this tract of raw, developable land.

Delivery is expected to occur late 2020.

Powers Brown Architecture is serving as the architect and Morris & Ritchie Associates, Inc. is handling civil engineering requirements. Merritt has engaged CBRE as a listing partner and leasing efforts will be led by Bill Pellington and Jon Casella.

The site was previously owned by 88 Acres LLC and rezoned from high density residential to industrial zoning in 2018.

Nearby businesses include Procter & Gamble, Sephora, Clorox and Pier 1 Imports, among others.
